    Why Move to Canvey Island?

The Guardian once called the island ‘Britain’s Mississippi delta’ with an exciting mix of eclectic chalets, and it even once made an ambitious bid for independence from the mainland.

This Essex enclave hit the headlines once again recently after a BBC documentary followed an Orthodox Jewish community group who moved from the capital to start a new life on the island.

You could be forgiven for thinking its isolation means it would frown upon outsiders, but Canvey – which is home to many working-class families priced out of East London – is welcoming of all, regardless of race, religion and class.

As an island, Canvey has developed many things separately from the mainland. As such, it enjoys a slightly slower pace of life and for this reason, is home to a high percentage of retirees.

    Highlights include:

    • Canvey’s seafront regeneration is now well underway and largely complete. The £35 million southern shoreline revetment project — stretching 3km from Thorney Bay to the Island Yacht Club — was completed ahead of schedule and under budget, providing flood protection for over 6,000 properties for the next 50 years, along with an enhanced promenade and improved beach access for residents and visitors. Barnes of Lincoln A new Pavilion at Thorney Bay, funded by a £1.52 million Coastal Communities Fund grant, was also completed as part of the wider seafront regeneration programme. LBC
    • An affordable but varied housing stock with the majority of properties three-bed houses but also a mix of beach facing bungalows and quirky chalets.
    • Excellent transport links to London for work with trains from Benfleet to London’s Fenchurch Street taking 45 mins on average and go via Barking and West Ham for the tube.
    • A close-knit community which is proud of island life (it even has its own flag), and is awash with local leisure facilities and amenities.

    Property Prices in Canvey Island

The average house price in Canvey Island is £338,512, based on HM Land Registry data. Prices have increased by 4.86% over the last 12 months and by 30.09% over the last five years — a significant rise from the £282,313 recorded in December 2019, and strong evidence of the island’s sustained appeal as an affordable alternative to mainland Essex.

On average, properties in Canvey Island spend around 12 weeks on the market. Detached houses currently fetch an average of £337,667, while flats average £232,500. Gazette & Herald The most active price bracket over the past year was between £278,000 and £316,000, which accounted for the highest volume of completed sales.

The island continues to offer one of the most affordable and varied housing markets in Essex, with a broad mix of beach-facing bungalows, characterful chalets, three-bedroom family homes, and larger detached properties at the upper end of the market. The most sought-after addresses include Point Road, George Close, and the seafront stretches along Eastern Esplanade, where prices at the top of the market can reach £600,000 and above.

Canvey Island was also selected in March 2024 for the Government’s Neighbourhoods programme, receiving £20 million in regeneration funding, with a 10-year Regeneration Plan and 4-year Investment Plan being developed by Castle Point Borough Council, with funding expected to begin in April 2026. Luxhomesgroup Combined with the recently completed southern shoreline revetment project and the new Thorney Bay Pavilion, the island is entering a new chapter of investment and improvement that is likely to support continued property demand in the years ahead.

    Schools on Canvey Island

For a relatively small island there is a good range of local schools to choose from, catering for all ages.

There are two comprehensive schools in Canvey: The Cornelius Vermuyden School which is rated as ‘good’ by Ofsted and Castle View School.

The latter was told that it “requires improvement” but was praised for the effectiveness of its leadership and management. It’s Ofsted report from 2017 read:

“The governing body took crucial action in September 2016 to ensure rapid improvements, including appointing a new headteacher and the school is well placed on improving further in the future.”

Infant and junior schools include Canvey Infant School, Leigh Beck Infant and William Read Primary schools, all of which have been judged as ‘good’ schools by Ofsted following its last inspections.

Canvey Skills Campus, managed by Prospects College, is a state-of-the-art vocational centre for 14 to 19-year-olds. Completed in January 2013, the campus provides alternative key stage 4/5 education and training.

For parents who wish to send their child to grammar school, Southend Boys and Girls Grammar schools are both popular choices and although not based on the island are only a 15 minute journey away.

To the northeast is Canvey Heights Country park where there are picnic benches, which overlook Tewkes Creek. The council are currently constructing a wildflower meadow here to provide a haven for insects and other wildlife.

To learn more about the island’s history, there are two museums: The Bay Military and Canvey Transport Museums. The former houses an interesting collection of historical artefacts and military exhibits from both world wars.

The Transport Museum also has a range of old and rare busses and coaches. Regular events are held here throughout the year and a small café is located on the site.
