The Guardian once called the island ‘Britain’s Mississippi delta’ with an exciting mix of eclectic chalets, and it even once made an ambitious bid for independence from the mainland.
This Essex enclave hit the headlines once again recently after a BBC documentary followed an Orthodox Jewish community group who moved from the capital to start a new life on the island.
You could be forgiven for thinking its isolation means it would frown upon outsiders, but Canvey – which is home to many working-class families priced out of East London – is welcoming of all, regardless of race, religion and class.
As an island, Canvey has developed many things separately from the mainland. As such, it enjoys a slightly slower pace of life and for this reason, is home to a high percentage of retirees.
Highlights include:
The average price for property on Canvey Island stood at £282,313 as of December 2019. This is higher than the national average but well below the average for the county of Essex.
Analysis from local property agents Fisks shows long term house price growth in the area is strong, with the average annual rate of growth sitting at an enviable 10.8% since 2000.
In terms of property types, flats in Canvey Island sold for an average of £174,326 and terraced houses for £231,916.
Affordable homes and a vast range of property designs makes for an exciting and varied housing market. Whether it’s a beach-facing bungalow you are after or even a bungalow Canvey island has up to 155 homes currently on the market.
The most expensive properties are found on Point Road, George Close and Magnolia Close where values start from £485,000.
For a relatively small island there is a good range of local schools to choose from, catering for all ages.
There are two comprehensive schools in Canvey: The Cornelius Vermuyden School which is rated as ‘good’ by Ofsted and Castle View School.
The latter was told that it “requires improvement” but was praised for the effectiveness of its leadership and management. It’s Ofsted report from 2017 read:
“The governing body took crucial action in September 2016 to ensure rapid improvements, including appointing a new headteacher and the school is well placed on improving further in the future.”
Infant and junior schools include Canvey Infant School, Leigh Beck Infant and William Read Primary schools, all of which have been judged as ‘good’ schools by Ofsted following its last inspections.
Canvey Skills Campus, managed by Prospects College, is a state-of-the-art vocational centre for 14 to 19-year-olds. Completed in January 2013, the campus provides alternative key stage 4/5 education and training.
For parents who wish to send their child to grammar school, Southend Boys and Girls Grammar schools are both popular choices and although not based on the island are only a 15 minute journey away.
On Canvey you are never far from the beach. The small sheltered Thorney Bay beach is a favourite with families. It has a large flat grassy area with a play park, ideal for small children.
Labworth and Concord beaches, known for the shells, have two tidal paddling pools perfect for doing a spot of crabbing. Even when the tide recedes, there is plenty of water to splash around in.
Waterside Farm Sports complex is open to the public daily. Its facilities include a large swimming pool, sports halls, squash courts and exercise rooms. Outside there is a full-size synthetic football pitch and a skate park.
Fantasy Island Fun Park is a great spot to enjoy funfair rides of all types, suitable for smaller and older children. With cafes, cream parlours and fish and chip bars, it’s a great place to spend the afternoon.
To the northeast is Canvey Heights Country park where there are picnic benches, which overlook Tewkes Creek. The council are currently constructing a wildflower meadow here to provide a haven for insects and other wildlife.
To learn more about the island’s history, there are two museums: The Bay Military and Canvey Transport Museums. The former houses an interesting collection of historical artefacts and military exhibits from both world wars.
The Transport Museum also has a range of old and rare busses and coaches. Regular events are held here throughout the year and a small café is located on the site.
