Once described by Charles Dickens as ‘the finest place on earth’ Chigwell forms part of the prestigious ‘Essex Golden Triangle’, an affluent suburban renowned for its wealthy local residents.
Situated in the Epping Forest district of Essex just 12 miles north-east of London, Chigwell is the stomping ground of Premier League footballers and their WAGs alike.
The town’s most famous resident Lord Alan Sugar owns a mansion and a Turkish restaurant, Sheesh in the village itself.
But there is much more to this town than manicured nails and gourmet shish kebabs.
Once just an aspirational target for east enders priced out of the capital, Chigwell is now the go-to location for successful city workers from Romford, Brentwood and Enfield.
The town offers all the benefits of country-style living mixed in with the amenities of a vibrant village and close travel connections to the capital.
Highlights include:
Commutable distance to London via Hainault underground station on the Central Line (Zone 4) and a journey of just over 30 minutes into London Liverpool Street.
A varied housing stock including Georgian homes in the Old Village area of the town.
A boutique shopping experience including a collection of high-end designer and independent shops, cafés, bars and restaurants.
Very good local amenities including excellent sport and leisure facilities.
Easy access to the idyllic Epping Forest which gives local residents the opportunity to enjoy the 4270 acres of open spaces and woodland of this ancient royal hunting ground.
As you might expect from a leafy affluent area with working transport connections to London, prices in Chigwell are on the steep side.
As of April 2019, the average price for property in Chigwell was just shy of £700,000 with property prices creeping up slightly year-on-year.
Chigwell has a real mix of old, new and period properties sitting harmoniously side by side in this part of Essex’s ‘golden triangle’.
The old village centred around St Mary’s Church and the 17th century ‘Ye Olde King’s Head’ pub is home to many of the area’s prized Georgian houses and weatherboard cottages.
In contrast soon after the arrival of what is now the Central Line in 1903, many large detached properties were built, a large proportion of which have since been modernised and extended.
Recently several new developments have been built and offer a range of properties for both first time buyers and families. These developments offer landscaped community areas, cycle paths and play parks for the children.
In terms of properties sold within the last year:
As a favoured location among families there are several good primary and secondary schools within the Chigwell catchment area to cater for the demand.
Chigwell Primary and Limes Farm Infant Schools have both been given an overall grade from Ofsted of ‘Good’.
The local state secondary school, West Hatch High School, was also rated ‘Good’ by the education regulator as recently as March 2018. Teachers were praised for their leadership skills and the pupils who sat their GCSE examinations all scored well above the national average.
One parent was quoted in the report as saying: “I cannot speak highly enough of the dedication, skills and expertise my daughter experiences at this school.”
For those with the financial means there is also a private boarding school simply called Chigwell School which is set in 70 acres of land between Epping Forest and Hainault Forest.
The independent fee-paying institution teaches both boys and girls aged 4-16 and its past pupils include actor Sir Ian Holm and William Penn, who later went on to found the state of Pennsylvania.
Chigwell is a vibrant local community that likes to keep fit and active. There is a private members’ par 71 Golf Club and a David Lloyd Leisure, with gym and spa facilities as well as a swimming pool and tennis courts.
Those with young children can take them to the City Pavilion where they can enjoy a 34-lane bowling centre featuring games machines and pool tables. Just a mile away from Chigwell you can also play a round or two of crazy golf at the Moby Adventure Golf Course.
Of course, one of the village’s most enduring attractions is its close proximity to Epping Forest itself.
With walking and cycling paths, small cafes and the opportunity to spot wild deer it’s a great day out for all the family.
For a touch of retail therapy the town has no shortage of vintage boutique shops serving everything from pampering oils to designer dresses.
A more comprehensive shopping experience can be had at Westfield Shopping Centre in Stratford which is just 17 minutes away by train and contains an even greater number of high-street brands and restaurants.
